🏢

No permission, no RNT

A lease of 30 days or more is housing, not tourism. Your building can’t ban it and you don’t need an RNT.

💰

Zero commission

One yearly fee per property. Rent as often as you like and keep 100% of the rent.

🪪

Verified tenants

Remote workers and families coming to live here for months. Each one verifies their ID and face before messaging you.

💳

Paid from abroad

Foreign tenants pay by card and the money lands in your account. The tenant pays the card fee.

📄

Contracts and guides ready

A monthly lease, a letter for your building and step-by-step guides. No lawyer’s fees.

😌

Less work than Airbnb

No daily cleans, no 2 a.m. messages. One tenant, one contract, one payment a month.

Frequently asked questions

Do I really not need an RNT?
Not if the lease is 30 days or more. It’s an urban housing lease (Ley 820 of 2003), not tourist housing. The RNT applies to stays under 30 days.
My building banned Airbnb. Can I rent monthly?
Yes. Building rules can ban tourist use (under 30 days), but not a housing lease. We give you a template letter for the administration.
How much does it cost?
COP 300,000 + IVA a year per property, or COP 50,000 + IVA a month. The first 50 landlords pay nothing for the first year. We charge no booking commission.
How do tenants pay me?
Directly: a 10% booking payment, then the rest on move-in day. You can accept bank transfer and card (via Mercado Pago, with the tenant paying the card fee). We never touch your money.
Can I ask for a deposit or a co-signer?
Not on Medellín Lifestyle. Ley 820 bans cash deposits on housing leases, and foreigners rarely have a Colombian co-signer. That’s why we verify every tenant’s identity and rent is always paid in advance.
Can I stay on Airbnb too?
Yes. You can keep your apartment on other platforms. Just keep your availability up to date to avoid double bookings.
